NOTICE OF COMPLETE APPLICATION AND STATUTORY PUBLIC MEETING
ZONING BY-LAW AMENDMENT Z04-2026 (BEHRENDT)

TAKE NOTICE THAT a Zoning By-law Amendment application has been submitted by Joel Behrendt under Section 34 of the Planning Act, R.S.O. 1990, Chapter p. 13, as amended, for the subject property located on 624 Drayton Road and legally described as RANGE 6 PT LOT 14 AND 23R7040 PART 2 PCLS 12880 & 37579, in the Municipality of Sioux Lookout. The location of the subject property is included in this Notice.
The subject property is designated Residential Shoreline in the Official Plan; and located in the Residential Shoreline Exception Four (RS-4) Zone in the Zoning By-Law. The RS-4 Zone recognizes an existing detached garage that was constructed on the subject property, without a principal dwelling building being located on the subject property. There is not a principal dwelling located on the subject property and therefore accessory structures are not permitted.
The PURPOSE AND EFFECT of the Zoning By-law Amendment application (Z03-2026) is to amend the Residential Shoreline Exception Four (RS-4) Zone to recognize an additional existing fabric-covered accessory structure that was constructed on the subject property.
The Zoning By-Law Amendment application is seeking relief from Section 4.2.1 of the Zoning By-Law:
4.2.1) Where a property may be used or a building may be used for a purpose, that purpose shall include any accessory building or use, provided a principal building, or use is already in existence on the lot;
There is not a principal dwelling located on the subject property and therefore accessory structures are not permitted.
The Municipality of Sioux Lookout will consider the application at the Public Meeting on Wednesday, August 12, 2026, at 5:30 p.m. in Council Chambers at the Municipal Office.
If you wish to provide comments on the application, please do so in writing to the Planning Coordinator in advance of the Public Meeting. You may also provide verbal comments by calling 807-737-2700 ext. 8003 and the comments will be transcribed and presented at the Public Meeting. Further, if you wish to participate or speak at the Public Meeting, please contact the Planning Coordinator. Anyone wishing to provide comments or speak at the meeting must submit their request by phone or email by noon on August 12, 2026.
ANY PERSON may attend the Public Meeting and/or make written or verbal representation either in support or in opposition to the proposed Zoning By-law Amendment.
If you wish to be notified of the decision of the Municipality of Sioux Lookout in respect of the proposed Zoning By-law Amendment, you must make a written request to the Planning Coordinator of the Municipality (see address below).
If a person or public body would otherwise have an ability to appeal the decision of the Council of the Municipality of Sioux Lookout to the Ontario Land Tribunal but the person or public body does not make oral submission at a Public Meeting or make written submissions to the Municipality of Sioux Lookout before the Zoning By-law Amendment is passed, the person or public body is not entitled to appeal the decision.
If a person or public body does not make oral submissions at a Public Meeting or make written submission to the Municipality of Sioux Lookout before the Zoning By-law Amendment is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
