TAKE NOTICE THAT Official Plan Amendment and Zoning By-law Amendment applications have been submitted by the Sioux Lookout Area Aboriginal Management Board (SLAAMB) under Sections 17, 22 and 34 of the Planning Act, R.S.O. 1990, Chapter p. 13, as amended.  The applications have been submitted for the subject property locally known as 96-98 Third Street in Hudson which is currently owned by the Municipality of Sioux Lookout.  The applicants are in the process of purchasing the subject property.  The location of the subject property is included in this Notice. 

The subject property is designated Rural Residential in the Hudson Settlement Area in the Municipal Official Plan; and is located in the Hudson Residential (HR) Zone in the Municipal Zoning By-Law.

The applicant is proposing a duplex dwelling which has a separate dwelling unit on each floor.  The ground floor area of the duplex is approximately 119 square metres and therefore each dwelling unit would be that size. 

The PURPOSE and EFFECT of the Official Plan Amendment application (OP01-2026) is to amend the Official Plan and re-designating the subject property from the Rural Residential designation to a site-specific designation to permit the proposed duplex dwelling. The permitted uses for the Rural Residential designation in the Hudson Settlement Area only permit single detached dwellings in Section 4.10.1 of the Official Plan.  As a result, an amendment is required to accommodate the duplex dwelling. 

The PURPOSE and EFFECT of the Zoning By-law Amendment application (Z02-2026) is to rezone the subject property from the Hudson Residential (HR) Zone to a site-specific Hudson Residential Exception (HR-XX) Zone to permit the proposed duplex dwelling. A duplex is not included as a permitted use in the HR Zone in Section 5.7.1. A Zoning By-Law Amendment is required to permit the proposed duplex dwelling.

The Municipality of Sioux Lookout will consider the applications at the Public Meeting on Wednesday, August 12, 2026, at 5:30 p.m. in Council Chambers at the Municipal Office

If you wish to provide comments on the application, please do so in writing to the Planning Coordinator in advance of the Public Meeting.  You may also provide verbal comments by calling 807-737-2700 ext. 8003 and the comments will be transcribed and presented at the Public Meeting.  Further, if you wish to participate or speak at the Public Meeting, please contact the Planning Coordinator. Anyone wishing to provide comments or speak at the meeting must submit their request by phone or email by noon on August 12, 2026.

ANY PERSON may attend the Public Meeting and/or make written or verbal representation either in support or in opposition to the proposed Official Plan Amendment and/or Zoning By-law Amendment.

If you wish to be notified of the decision of the Municipality of Sioux Lookout in respect of the proposed Official Plan Amendment and/or Zoning By-law Amendment, you must make a written request to the Planning Coordinator of the Municipality (see address below).

If a person or public body would otherwise have an ability to appeal the decision of the Council of the Municipality of Sioux Lookout to the Ontario Land Tribunal but the person or public body does not make oral submission at a Public Meeting or make written submissions to the Municipality of Sioux Lookout before the Official Plan Amendment is adopted and/or Zoning By-law Amendment is passed, the person or public body is not entitled to appeal the decision.

If a person or public body does not make oral submissions at a Public Meeting or make written submission to the Municipality of Sioux Lookout before the Official Plan Amendment is adopted and/or Zoning By-law Amendment is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
