Application for Minor Variance M01-2026 (King) - 10 Moosehorn Road
TAKE NOTICE THAT an application for a minor variance has been submitted under Section 45 (1) of the Planning Act, R.S.O. 1990, Chapter p. 13, by Barry King for the property legally described as PLAN M747 PART BLK 10 23R8775 PART 1 PCL 39831. The subject property is locally known as 10 Moosehorn Road, Municipality of Sioux Lookout.
The subject property is currently developed with a single-detached dwelling that has a size of 149 square metres and two portable garage structures. The applicant is proposing to demolish the portable garage structures and construct a detached garage with a size of 83 square metres. The subject property is designated Rural Residential in the Official Plan, and located within the Rural Residential (RR) Zone in the Zoning By-law.
The purpose of the Minor Variance application is to permit an accessory building (detached garage) within a required front yard. The proposed detached garage is to be located 8 metres from the front lot line (on Moosehorn Road); whereas a minimum front yard setback of 18 metres is required.

A variance is required from the following sections of the Zoning By-Law:
Section 4.2.3 i) – An accessory building is not permitted in any required front yard in a residential zone, where the yard abuts a road.
Section 5.5.2 iii a) – minimum front yard setback for the Rural Residential zone is 18 metres.
The applicant is proposing an accessory building within the required front yard, located 8 metres from the front lot line, where the yard abuts a road (Moosehorn Road).
The Sioux Lookout Committee of Adjustment will hold a Public Hearing on Thursday, June 18, 2026, at 5:00 p.m. in Council Chambers at the Municipal Office to consider this application.

If comments are not received by the above date, the Committee of Adjustment will assume there are no comments or concerns.
A person or public body that files an appeal of a decision of the Committee of Adjustment in respect of the proposed Minor Variance must make a written submission to the Secretary-Treasurer of the Committee of Adjustment, PO Box 158, Sioux Lookout ON P8T 1A4. If you wish to be notified of the decision of the Committee of Adjustment, you must make a written submission to the Planning Coordinator (address below).
