NOTICE OF COMPLETE APPLICATION AND STATUTORY PUBLIC MEETING
ZONING BY-LAW AMENDMENT Z03-2026

TAKE NOTICE THAT a Zoning By-law Amendment application has been submitted by Joel Behrendt, on behalf of 6529110 Manitoba Ltd., under Section 34 of the Planning Act, R.S.O. 1990, Chapter p. 13, as amended, for the subject property locally known as 25 Fair Street in the Municipality of Sioux Lookout. The subject property is legally described as PLAN M306 PT LOT 60 PLAN M275 PT LOTS 38 AND 39 RP 23R7195 PARTS 1 TO 3 PCL 41270 PT SECOND AVE. The location of the subject property is included in this Notice.
The PURPOSE AND EFFECT of the Zoning By-law Amendment application (Z03-2026) is to rezone the subject property from the Institutional (I) Zone to a site-specific Residential Type Two Exception (R2-XX) Zone to legalize an existing triplex as a permitted use. Additional amendments are proposed and required for the minimum interior side and rear yard setbacks. The existing triplex is not a permitted use on the subject property within the Institutional (I) Zone. Residential uses are only permitted as accessory uses to an existing and established institutional use. A triplex is a permitted use within the Residential Type Two (R2) Zone.
The following is a summary of the required amendments to the required setbacks:

b) Minimum Interior Side Yard – 1.5 metres is required for the R2 Zone; whereas reduced interior (westerly) side yard of 1.3 metres is proposed for the existing triplex.
d) Minimum Rear Yard – 8 metres is required for the R2 Zone; whereas reduced rear yard of 1 metre is proposed for the existing triplex.

The Municipality of Sioux Lookout will consider the application at the Public Meeting on Wednesday, August 12, 2026, at 5:30 p.m. in Council Chambers at the Municipal Office.
If you wish to provide comments on the application, please do so in writing to the Planning Coordinator in advance of the Public Meeting. You may also provide verbal comments by calling 807-737-2700 ext. 8003 and the comments will be transcribed and presented at the Public Meeting. Further, if you wish to participate or speak at the Public Meeting, please contact the Planning Coordinator. Anyone wishing to provide comments or speak at the meeting must submit their request by phone or email by noon on August 12, 2026.
ANY PERSON may attend the Public Meeting and/or make written or verbal representation either in support or in opposition to the proposed Zoning By-law Amendment.
If you wish to be notified of the decision of the Municipality of Sioux Lookout in respect of the proposed Zoning By-law Amendment, you must make a written request to the Planning Coordinator of the Municipality (see address below).
If a person or public body would otherwise have an ability to appeal the decision of the Council of the Municipality of Sioux Lookout to the Ontario Land Tribunal but the person or public body does not make oral submission at a Public Meeting or make written submissions to the Municipality of Sioux Lookout before the Zoning By-law Amendment is passed, the person or public body is not entitled to appeal the decision.
If a person or public body does not make oral submissions at a Public Meeting or make written submission to the Municipality of Sioux Lookout before the Zoning By-law Amendment is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
