NOTICE OF PUBLIC HEARING
APPLICATION FOR MINOR VARIANCE 
M02-2025 (Brunton)

MUNICIPALITY OF SIOUX LOOKOUT

TAKE NOTICE THAT an application for a minor variance has been submitted under Section 45 (1) of the Planning Act, R.S.O. 1990, Chapter p. 13, by Andrew Brunton for the property located at 82 Second Avenue North in the Municipality of Sioux Lookout. The subject property is locally known as 82 Second Avenue North.

The subject property is located within the Residential Type 1 (R1) Zone in the Zoning By-law, and is designated Residential in the Official Plan. Key maps showing the subject property and proposed variance are included below. 

The subject property is currently developed with a single-detached dwelling. The applicant is proposing a reduced rear yard setback for a private detached garage with a size exceeding the maximum size and lot coverage permitted for a private detached garage in the Zoning By-Law. The proposed garage and reduced rear yard setback are illustrated in a site sketch below.

The purpose of the Minor Variance application is to seek relief from the rear yard setback, maximum size and lot coverage for a private detached garage in a Residential Zone. A variance is required from the following sections of the Zoning By-Law:

  • Section 4.2.3 iii) Where an accessory building is located in a rear yard, it shall not be closer than 1.5 metres to the rear lot line. 
    The applicant is proposing a reduced rear yard of 0.61 metres.
  • Section 4.2.4) 
    • Maximum size of a private garage in a Residential Zone – 90.0 square metres. 
      The applicant is proposing a private garage with a size of approximately 100 square metres.
    • Maximum lot coverage for a private garage in a Residential Zone – 10 percent. 
      The applicant is proposing a private garage that covers 11 percent of the subject lands.

The Sioux Lookout Committee of Adjustment will hold a Public Hearing on Friday, August 22, 2025, at 5:00 p.m. in Council Chambers at the Municipal Office to consider this application.

If you wish to make any written comments, please forward them to the undersigned prior to the hearing date, or you may attend the meeting and give verbal comments at the hearing. If you wish to participate or speak at the Public Hearing, please contact the undersigned before noon on Friday, August 22, 2025. If comments are not received by the above date, the Committee of Adjustment will assume there are no comments or concerns. 

A person or public body that files an appeal of a decision of the Committee of Adjustment in respect of the proposed Minor Variance must make a written submission to the Secretary-Treasurer of the Committee of Adjustment, PO Box 158, Sioux Lookout ON P8T 1A4. If you wish to be notified of the decision of the Committee of Adjustment, you must make a written submission to the Planning Coordinator (address below).
