Take notice that an application for Consent has been submitted under Section 53 of the Planning Act, R.S.O. 1990, Chapter p. 13, as amended, by Jamb Developments Inc., for the subject lands locally described as 1772 South Shore Drive and 1820 South Shore Drive in the Municipality of Sioux Lookout. The subject lands are shown in the key maps below.

The subject lands have a lot area of approximately 59 hectares (146 acres). The subject lands are currently vacant.

The purpose of the Consent application is to create one new severed lot and one retained lot on the subject lands, for a total of two lots.  The following are the lot standards for the proposed lots and are to be considered approximate until confirmed by a surveyor:

The committee of Adjustment provisionally approved the creation of the aforementioned lots at a public hearing on March 14th, 2023, under a previously submitted consent application (C01-2023). The provisional approval lapsed on March 14th, 2025 – two years after approval, as a result of unfulfilled conditions included in the provisional approval and the application (C01-2023) is deemed to be refused under Section 53(41) of the Planning Act.

The proposed severed lot does not comply with the minimum lot area requirement of 10,000 square metres for the Residential Shoreline (RS) zone. The applicant submitted a concurrent Minor Variance application (M01-2023) with C01-2023 in 2023 to seek relief from the minimum lot area provision for the RS zone for the proposed severed lot. M01-2023 was approved by the Committee of Adjustment at the March 14, 2023, public hearing.

The Municipality of Sioux Lookout Committee of Adjustment will hold a public hearing on Wednesday, January 28th, 2026, at 5:00 p.m. in Council Chambers at the Municipal Office to consider this application. 

If you wish to provide comments on the application, please do so in writing to the Planning Coordinator in advance of the Public Hearing.  You may also provide verbal comments by calling 807-737-2700 ext. 8003 and the comments will be transcribed and presented at the Public Hearing. Further, if you wish to attend or speak at the Public Hearing, please contact the Planning Coordinator before noon on Wednesday, January 28th, 2026. If comments are not received by the above date, the Committee of Adjustment will assume there are no comments or concerns.

If a person or public body has the ability to appeal the decision of the Committee of Adjustment of Sioux Lookout in respect of the proposed consent to the Ontario Land Tribunal but does not make written or oral submissions to the Committee of Adjustment of Sioux Lookout before it gives or refuses to give a provisional consent, the Tribunal may dismiss the appeal.
