Public Notice

MARLENE PERRON - 40 BAY STREET

Take notice that an application for Consent has been submitted by Michael McCarl, on behalf of Marlene Perron, for the subject lands locally known as 40 Bay Street in the Municipality of Sioux Lookout. The application has been submitted under Section 53 of the Planning Act, R.S.O. 1990, Chapter p. 13, as amended. The subject lands are shown on an image included in this notice. The subject lands currently contain a semi-detached dwelling.

The subject lands have a lot area of approximately 0.16 hectares (1,600 square metres) and lot frontage of 40 metres on Pelican Lake. The subject lands are accessed from Merit Street.

The purpose of the Consent application is to re-create one new severed lots and one retained lot on the subject lands, for a total of two lots. The proposed severed and retained lots previously existed as separate lots but inadvertently merged after both lots came under the ownership of the current owner in 2020. This Consent application would re-create the previous lot layout that existed prior to the lots inadvertently merging. The following are the lot standards for the proposed lots and are to be considered approximate until confirmed by a surveyor:

Proposed Retained Lot Proposed Severed Lot
Lot Area (m2) 400 1,200
Lot Frontage (m) – on Pelican Lake 20 20

The proposed severed lot is a shoreline allowance along the shores of Pelican Lake. Following the consent,  the severed shoreline allowance is proposed to be merged with the abutting property locally known as 42 Bay Street.

An image showing the proposed lots is included on the last page of this notice.
