TAKE NOTICE THAT an application for a Minor Variance has been submitted under Section 45 of the Planning Act, R.S.O. 1990, Chapter p. 13, by Ben Cohen, on behalf of Sioux Lookout Hotel Investment Corporation, for the subject lands located at 10 Sturgeon River Road in the Municipality of Sioux Lookout.
The subject lands are located within the Highway Commercial (CH) Zone in the Zoning By-law, and are designated Highway Commercial in the Official Plan. A key map showing the subject lands is included below.
The subject lands are currently vacant and the applicant is proposing to construct a new 70-suite hotel. The purpose of the Minor Variance application is to seek relief from the rear yard setback and the minimum parking space requirements for the proposed development. A variance from the following sections of the Zoning By-law is required:
- Section 4.18.1) Minimum Parking - 1 parking space per guest room plus 1 space per 10.0 square metres of gross floor area devoted to public uses such as dining rooms, licensed beverage rooms and banquet rooms is required in the Zoning By-law. A total of 90 parking spaces are required for the proposed development and the applicant is proposing a total of 52 parking spaces.
- Section 5.10.2 iii) Minimum Rear Yard – A 10.0 metre rear yard setback is required and the applicant is proposing a reduced rear yard setback of 5.0 metres.
The Sioux Lookout Committee of Adjustment will hold a Public Hearing on June 02, 2025, at 5:00 p.m. in Council Chambers at the Municipal Office to consider this application.

If comments are not received by the above date, the Committee of Adjustment will assume there are no comments or concerns.
